교회 건축 진행 상황

Dominion Development Resources 회사는 저희교회 최종 Site Plan을 수정하고 허가받는 일을 맡은 새로운 책임자로 Senior Project Manager인 Todd Philipp씨를 선정했습니다. Philipp씨는 지난 4월 25일 Rivanna Water & Sewer Authority의 Senior Civil Engineer인 Michelle Simpson씨와 직접 만나 상담한 결과, Simpson씨가 승인 할수있는 수정 Site Plan을 작성하는데 합의를 보았다고 전해왔습니다 (하기의 Todd Philipp씨 e-mail을 참고하시기 바랍니다). 새로 수정될 Site Plan은 공사비용을 줄이는 이점도 있다고 합니다. Philipp씨는 다음주내로 수정된 Site Plan을 Simpson씨와 Albemarle County에 동시에 제출하여 Signed Site Plan을 받는 기일을 최소한 줄일 계획입니다.

앞으로의 모든 최종 Site Plan 승인과정들이 하나님의 은혜가운데 순조로히 진행되도록 계속 기도해주시기 바랍니다.

Dr. Kim,

I met with Michelle Simpson on Friday. I think we have worked out a solution that will enable her to approve the plans. Unfortunately, this solution will require some re-design of the storm sewer piping on the project in order to obtain additional spacing between the pipes and the sewer main underground. This may affect the County approval of the drainage design and require another submittal for review of the storm drainage changes. This would mean another 45 days before approvals could be finalized. A benefit of the new design will be that it may make construction of your project a bit easier and less costly.

I apologize for not knowing the answer to this since I am new to the project, but do you have a construction timetable that you are trying to work toward?

The good news is that we know what is required to obtain approval, the bad news is the additional time that it will take. Please respond with your thoughts on the matter.

Site Plan에 관하여...

오늘 Tom Muncaster씨와 전화 통화를 했는데 그동안 저희교회 Site Plan 설계 도면을 작성하는일을 해오던 Johnny Drumheller씨가 Dominion Development Resources 회사에서 더 이상 근무하지 않는다고 합니다 (이유는 예의상 물어보지 않았으나, 요즘 부동산 경기가 매우 침체된 것과 관련이있지 않을까 추측해 봅니다). Muncaster씨는 저희교회 최종 Signed Site Plan 계획에는 큰영향이 없기를 바랄 뿐 이라고 합니다.

오늘 또한 Muncaster씨는 Rivanna Water & Sewer Authority의 Michelle Simpson씨로 부터 저희교회의 수정된 Site Plan을 재검토하는 일을 방금 시작했다는 전화연락을 받았다고 합니다. Muncaster씨에 의하면 오늘 대화에서 Simpson씨가 매우 친절하고 호의적이라는 인상을 받았다며 자신도 "외교적"으로 좋게 대해 주었다고 합니다. Simpson씨가 마음을 바꾸도록 저희들이 기도한 응답이 아닐까요? 할렐루야!

Re: Korean Church

Dear Ms. Simpson:

We have revised the plan as per your January 17, 2008 as follows:

1) We have revised the storm profiles to reflect the depth of cover observed.

2) We cannot change the sanitary sewer easement as the deed of easement does not say it is centered over the sewer line. The recorded document needs to be shown on the site plan.

3) We have removed all light poles, E&S facilities and trees from the easement, except for one light pole which is at the edge of the easement.

4) If we bend the force main 11.25° to the west as you request, the force main will go out of the easement, which I doubt is correct. The actual location of the force main to the west of that point is essentially irrelevant as we are not proposing any construction in that area.

5) Structure 17 is outside the easement and only a corner of the inlet of structure 4 is within 10’ of the force main. The actual manhole part of structure 4 is more than 10’ away.

6) The State Waterworks Regulations require 50’ separation between the well and force main and that is provided.

7) The 5:1 slope requested will greatly increase the necessary grading and carry the fill all the way to the property line.

Rivanna Water & Sewer Authority의 Senior Civil Engineer인 Michelle Simpson씨가 지적한 7가지의 새로운 요구사항(지난 1월 29일 Blog 참고)을 반영한, 수정된 Site Plan을 완료하여 Simpson씨에게 오늘 다시 제출했습니다.

Tom Muncaster씨(저희 교회 Site Plan을 맡고있는 Dominion Development Resources LLC의 Principal Engineer)에 의하면, 7가지의 항목들을 충족시키는 일이 매우 어려웠다고합니다. 앞으로 모든 과정이 순조로히 진행되도록 하나님께 도움을 청합시다.

UVA "Long Term Acute Care" 대학병원 건축계획

최근에 받은 Albemarle County 공고에 의하면 University of Virginia 에서 우리 교회 부지 바로 옆(Volvo Dealer 동편, 8.5 acres 면적)에 "Long Term Acute Care" 대학병원을 건축하는 개발계획을 신청하였답니다. Campus Ministry를 염두에 두고 오래전 부터 UVA 근처에 저희 교회가 세워지기를 기도하여 왔는데 UVA가 우리 교회 옆으로 오는 것을 보며 하나님 하시는 방법의 신비함을 봅니다.

UVA가 오기로 결정된 것은 저희들이 지금 교회 건축부지를 산 후 site plan을 신청하는 기간 동안이었는데, 이것도 하나님의 타이밍이 아닌가 생각하니 놀라움을 금할 길 없습니다. 왜냐하면 UVA 병원이 오는 것이 우리보다 먼저 결정되었다면 교회부지 가격도 훨씬 비쌌을터이고, 또 UVA가 우리 교회 부지까지 사려하지 않았을까 생각되어지기 때문입니다. 지금까지 되어지는 과정 하나 하나가 다 틀림이 없으신 하나님의 인도하심임을 찬양합니다.

Rivanna Water & Sewer Authority의 새 요구사항

지난 1월11일 보고드린것과 같이 본교회 부지를 통과하는 공중 하수도의 정확한 위치를 다시 측정하여 수정된 본교회 Site Plan을 Rivanna Water & Sewer Authority에 제출했습니다. Senior Civil Engineer인 Michelle Simpson씨는 검토중 새로운 항목들을 수정할것을 요구함으로써, Signed Site Plan을 받는데 어려움을 겪고있는 중입니다. Simpson씨가 1월 17일 Drumheller씨에게 보낸 e-mail에 의하면, 홍수방지를 목적으로 설립하는 배수관 및 storm structure가 Rivanna Authority의 공중 하수도및 easement (30 feet) 와 교차하는 지점의 타당성, 교회 부지안의 가로등및 조경(나무)이 easement위에 세워지는 가능성 등 7가지의 새로운 사항을 지적했습니다.

Drumheller씨는 이러한 "red tape"는 비합리적이며 지나치게 까다롭다고 불평입니다. 만약 Simpson씨와 절충이 불가능하면 Rivanna Authority의 상관 Manager (Mr. Jeremy Lynn)를 직접만나 해결책을 추구하는것을 고려할 수 있습니다. 모든 과정이 순조로히 진행되도록 많은 기도가 필요합니다.

Al Carver씨 건축사무실 이전

오늘 전화 통화에서 Al Carver씨는 Norfolk에서 Charlottesville로 건축 사무실을 다시 이전하기로 결정하였으며(할렐루야!), 다음주에는 본교회 건물 Structural Engineering Analysis에 드는 비용에 관련된 견적을 Charlottesville의 한 Civil Engineering회사로부터 받는 일을 시작할 계획이라고 전했습니다.

Structural Engineering Analysis는 교회 본건물의 구조및 콩크리트 기초를 공학적으로 분석하여 건물의 안정성 및 목재/강철 기둥, truss등의 크기를 결정하는 중요한 작업이며, 교회 건물 외곽 공사의 견적을 준비하는데 필요합니다. 또한 Building Permit을 받은후 교회건물 자체를 짓는 공사를 시작하기전에 Albemarle County의 Building Inspection Department에 제출해서 허가받는 절차를 밟아야 합니다.

최종 Site Plan: Signed Copy에 관하여

Building Permit을 신청하려면 허가된 최종 Site Plan의 "Signed Copy"가 필요한데 아직 지연 되고있는 형편입니다. Albemarle County의 각 부서 (Engineering, Health, Transportation Departments 및 Architectural Review Board등) 담당직원들의 sign을 모두 받았으나 David Pennock씨의 최종 sign은 아직 보류 중인 상태입니다.

그 이유는 Rivanna Sewer Authority의 engineer인 Michele Simpson씨가 본교회 부지를 통과하는 공중 하수도관의 위치가, 매우 오래된 data에 의존한 것임으로, 정확하지 않다고 이의를 제기했기 때문입니다. 결국 지난 12월 말에 Ken Williams 회사를 채용하여 하수도관을 따라 채굴작업을 마친후 정확한 위치를 다시 측정했습니다. 그후 Johnny Drumheller씨는 새로 수정된 Site Plan을 Rivanna Sewer Authority에 속히 제출하였으나, Simpson씨의 검토가 완료되지 않아 아직 기다리고있는 중입니다.

Signed Site Plan이 조속히 처리되도록 저희들 다 같이 하나님께 계속 기도로 간구 합시다.

Amazing Grace: Al Carver씨의 기도 요청

본교회 건물 설계를 담당하고 계시는 Al Carver씨는 그전에 말씀드린대로 지난 여름 Norfolk에 새 건축 사무실을 open 하여 Charlottesville 에서 이사하셨습니다. Carver씨로부터 오늘 받은 e-mail에 의하면, 이제 Charlottesville에 그의 건축 사무실을 다시 open하는 offer를 받아 이사하는것을 고려 중이라고 전해왔습니다. 자신의 결정을위해 기도해 줄 것을 요청하고 있습니다.

하나님의 선하신 인도하심을 기다리며, 저희 모두함께 하나님의 그 놀라운 은혜와 역사하심에 감사드리며 간곡히 기도드립시다. Amazing Grace indeed...

GOOD NEWS!!!

I am evaluating a request from an structural engineer in the Charlottesville area to create and manage an architectural studio/office in his company. This person is also a believer and the offer is an attractive one. If I accept his offer I will be able to remain here in Charlottesville which will mean that I can continue to help you with the church construction.

Pleas pray for my decision - that it will be according to God's will and to His glory.

교회 건물 외곽 공사: 새 견적 준비중

다른 한회사로 부터 저희 교회 건물 외곽 공사 (concrete기초, 건물기둥, 외부stucco/벽돌 벽, 외부 문/창문 및 지붕 일체 포함) 의 견적을 받으려고 준비 중입니다. 오늘 High Caliber Construction 회사 President인 Bill Ware씨와 만나 상세한 의논을 한후, 건물 설계도를 그분께 드렸습니다. 지난 11월 Eades Building Systems 회사가 제출한 견적은 강철 기둥(steel beams)을 사용하는 Metal Building 외곽공사에 준한 것이고, 이번에는 대부분 목재 기둥과 truss (지붕/천장을 지탱하기 위하여 제조된 목재 틀)를 사용하고 강철 자재는 최소한 줄이는 방법으로 견적을 받을 계획입니다.

오늘 meeting에서 Bill Ware씨는 square feet당 공사비용을 대강 짐작하여 총비용을 추측 해 보았는데, 그전 견적에 비하면 3분지 1이 차이가 나는 매우 저렴한 견적이었습니다 (물론 최종 결정이 난 견적은 아니지만). 우리교회의 건축재정이 부족하다고 했더니, 비용을 더 줄이는것도 가능할지 모르겠다고 합니다... 할렐루야! 하나님께 깊히 감사드립니다.

성도님 여러분, 모두 힘 합하여 하나님께 기도와 간구로 아뢰길 부탁드립니다: "매우 저렴하고, 또 능력있고, 맡은공사를 책임있게 잘 완수하는 그런 회사와 사람들을 만나게 해 주십사고"... 저 자신의 경험에 의하면 건물 공사나 수리 비용은 각기 다른회사나 Sub-contractor에 따라 심지어 10배(!) 까지 차가 나는것을 볼수 있었습니다. PRAISE THE LORD!
