최종 Site Plan: Signed Copy에 관하여

Building Permit을 신청하려면 허가된 최종 Site Plan의 "Signed Copy"가 필요한데 아직 지연 되고있는 형편입니다. Albemarle County의 각 부서 (Engineering, Health, Transportation Departments 및 Architectural Review Board등) 담당직원들의 sign을 모두 받았으나 David Pennock씨의 최종 sign은 아직 보류 중인 상태입니다.

그 이유는 Rivanna Sewer Authority의 engineer인 Michele Simpson씨가 본교회 부지를 통과하는 공중 하수도관의 위치가, 매우 오래된 data에 의존한 것임으로, 정확하지 않다고 이의를 제기했기 때문입니다. 결국 지난 12월 말에 Ken Williams 회사를 채용하여 하수도관을 따라 채굴작업을 마친후 정확한 위치를 다시 측정했습니다. 그후 Johnny Drumheller씨는 새로 수정된 Site Plan을 Rivanna Sewer Authority에 속히 제출하였으나, Simpson씨의 검토가 완료되지 않아 아직 기다리고있는 중입니다.

Signed Site Plan이 조속히 처리되도록 저희들 다 같이 하나님께 계속 기도로 간구 합시다.

Amazing Grace: Al Carver씨의 기도 요청

본교회 건물 설계를 담당하고 계시는 Al Carver씨는 그전에 말씀드린대로 지난 여름 Norfolk에 새 건축 사무실을 open 하여 Charlottesville 에서 이사하셨습니다. Carver씨로부터 오늘 받은 e-mail에 의하면, 이제 Charlottesville에 그의 건축 사무실을 다시 open하는 offer를 받아 이사하는것을 고려 중이라고 전해왔습니다. 자신의 결정을위해 기도해 줄 것을 요청하고 있습니다.

하나님의 선하신 인도하심을 기다리며, 저희 모두함께 하나님의 그 놀라운 은혜와 역사하심에 감사드리며 간곡히 기도드립시다. Amazing Grace indeed...

I am evaluating a request from an structural engineer in the Charlottesville area to create and manage an architectural studio/office in his company. This person is also a believer and the offer is an attractive one. If I accept his offer I will be able to remain here in Charlottesville which will mean that I can continue to help you with the church construction.

교회 건물 외곽 공사: 새 견적 준비중

다른 한회사로 부터 저희 교회 건물 외곽 공사 (concrete기초, 건물기둥, 외부stucco/벽돌 벽, 외부 문/창문 및 지붕 일체 포함) 의 견적을 받으려고 준비 중입니다. 오늘 High Caliber Construction 회사 President인 Bill Ware씨와 만나 상세한 의논을 한후, 건물 설계도를 그분께 드렸습니다. 지난 11월 Eades Building Systems 회사가 제출한 견적은 강철 기둥(steel beams)을 사용하는 Metal Building 외곽공사에 준한 것이고, 이번에는 대부분 목재 기둥과 truss (지붕/천장을 지탱하기 위하여 제조된 목재 틀)를 사용하고 강철 자재는 최소한 줄이는 방법으로 견적을 받을 계획입니다.

오늘 meeting에서 Bill Ware씨는 square feet당 공사비용을 대강 짐작하여 총비용을 추측 해 보았는데, 그전 견적에 비하면 3분지 1이 차이가 나는 매우 저렴한 견적이었습니다 (물론 최종 결정이 난 견적은 아니지만). 우리교회의 건축재정이 부족하다고 했더니, 비용을 더 줄이는것도 가능할지 모르겠다고 합니다... 할렐루야! 하나님께 깊히 감사드립니다.

성도님 여러분, 모두 힘 합하여 하나님께 기도와 간구로 아뢰길 부탁드립니다: "매우 저렴하고, 또 능력있고, 맡은공사를 책임있게 잘 완수하는 그런 회사와 사람들을 만나게 해 주십사고"... 저 자신의 경험에 의하면 건물 공사나 수리 비용은 각기 다른회사나 Sub-contractor에 따라 심지어 10배(!) 까지 차가 나는것을 볼수 있었습니다. PRAISE THE LORD!

Dear Mr. Carver and Mr. Eades, 11/15/2007

After our meeting on November 5, 2007, Mr. Eades and I had a phone conversation concerning the building permit application, and I would like to summarize and confirm our current plan as follows:

"At the aforementioned meeting, we agreed to obtain the metal building and concrete foundation drawings by outsourcing the work. But Mr. Eades later found the cost for this to be significantly more than we estimated (now approx. $25,000). Under the current circumstances, we agreed that the best approach would be to apply for the building permit without the two drawings; Mr. Eades mentioned there seems to be some precedent in Albemarle County where similar building permits were given, contingent upon providing the required drawings later days. So, Mr Carver will explore the possibility of submitting the current architectural plan to the County and he will let us know of the outcome."

Building Permit 신청에 필요한 Drawings

그동안 계속 지연되고있던 Building Permit 신청에 관련된 일들을 상의하기 위하여, 오늘 오후 교회 건물 Architectural Design을 맡고 있는 Al Carver씨와 Eades Building Systems 의 Bruce Eades씨를 만났습니다. Building Permit 신청에 필요한 다음 두가지 drawings를 작성하도록 합의를 보았습니다:

1. CECO Metal Building Drawings: 본교회 건물은 강철 기둥(steel beams)을 사용하므로 "Steel structural engineering design"을 기본 건물 설계도에 포함해야 합니다.

2. Concrete Foundation Design Drawings: 상기한 Metal Building 설계도가 완료되면 그 구조에 준하여 건물의 콩크리트 기초를 design하는 것입니다.

약 5 주후에 이 도면들이 완성되면, Building Permit은 저희교회가 "General Contractor"로서 직접 Albemarle County에 신청서류를 제출할 예정입니다.

오늘 Eades Building Systems 회사로부터 교회 건물 외곽 공사에 필요한 비용들을 항목별로 상세히 기록한 견적서를 받았습니다. 건축위원회는 이 견적서를 검토한후 다음 단계를 준비할 계획입니다. 성도 여러분들의 적극적인 기도와 후원 및 참여를 감사드리며...

CAM 건물사용 연장

Christian Aid Mission (CAM)의 Robert Finely 목사님은 샬롯츠빌 한인교회가 새 교회당 건축을 완료하고, 현재 사용하는 건물을 2008년 7월까지 비워주기 바란다고 연락 해주셨습니다. 2008년 1월에 시작될 계획이었던 CAM 새 건물 공사가 (저희교회가 지금 사용하는 건물을 철거하고 같은 터에 새로 짓는 3층 건물입니다) 지연되어 6개월 연장을 받게되었습니다.

하나님께서 저희교회에 베푸시는 은혜를 감사드리며...

BREAKING NEWS!: Site Plan 최종허가 받음

지금 방금 Johnny Drumheller씨가 Albemarle County의 David Pennock씨로부터 우리 교회 Site Plan이 최종 승인되었다는 소식을 받았다고 연락 해주셨습니다. 할렐루야! PRAISE THE LORD!

교회 건물 외곽 공사: 견적 준비상황

저희 교회 건물 외곽 공사 (concrete기초, steel frames, 외부stucco/벽돌 벽, 외부 문/창문 및 지붕 일체 포함) 의 총 견적을 내는데 필요한 상세한 교회당 건축 설계도를 Al Carver씨가 최근에 완성 했습니다. 이 견적을 맡고있는 Eades Building Systems 회사가 지난주에 다음 e-mail을 보내왔습니다. 저희교회에 가장 적합하고, 가장 저렴한 estimate가 나오도록 하나님께 기도 드립시다.

Site Plan 허가 진행상황 - An Update

그동안 저희교회 Site Plan 최종심사 과정이 부진하였으나, 지난 두주 동안 상당한 진전이 있었습니다.

1. Albemarle County 의 Engineering Department와 Virginia Department of Transportation (VDOT: 250 West Highway/교회 입구도로 교차로의 교통 안전 심사) 은 본교회 Site Plan 최종심사를 완료했으며, 이 두 부서로부터 final approval 을 받았습니다.

2. Architectural Review Board (ARB) 는 본 교회 건물을 둘러싼 조경 (landscaping) 계획을 약간 수정하도록 지시했으므로 Dominion Development Resources (DDR) 회사의 Johnny Drumheller 씨가 새로 수정된 landscaping을 준비중입니다.

3. Health Department 로부터 Septic/Well (하수도/우물) permit 을 받는것은 David Pennock씨 (저희 교회 Site Plan 심사과정을 맡은 총 책임자이며 Albemarle County를 대표하여 최종허가를 결정하는 중요한 분 입니다)의 배려로 매우 수월 해 졌습니다. Building Permit 을 신청하지 않았어도 Health Department 담당자인 Bill Craun씨가 Review할것을 동의해서, 신청서류를 지난주에 제출했습니다. 어제 Bill Craun씨가 Septic/Well의 위치, design 모두 아무런 하자가 없으며, 이미 David Pennock씨 한테 보고했다고 친절히 전해왔습니다. Praise the Lord!

이제 저희교회 Site Plan 최종허가는 그야말로 마지막 단계에 와 있습니다. 저희들 다 같이 하나님께 계속 기도로 간구 합시다.
